Rental Agreement – Terms and Conditions

This Rental Agreement (“the Agreement”) is made between Gary Martin (“Homeowner”) and the persons specified on the ‘Booking Confirmation’ (“the rental party”) as of the date of that booking for good and valuable consideration, the sufficiency of which is acknowledged, and the parties hereby agree as follows:

The property is the Home / Riverside Apartment / Or whole house stipulated on the ‘Booking Confirmation’ and situated at Moulin Du Fontcourt Chasseneuil Sur Bonnieure, 16260, Charente, France. The property is fully furnished and includes a weekly linen change or other (or more frequently by additional cost and arrangement). All cleaning materials are supplied and on departure we ask you to leave the Home / Apartment in the same condition as it was on arrival.

The rental party shall consist of the persons specified on the booking confirmation only and all of whom shall be over the age of 21 and there will not be any other overnight guests or pets.

The rental party will respect the tranquillity of the area and act in a considerate manner towards the property and keep and leave the property in a good and clean condition as per arrival.

The rental party agrees to abide by this agreement in default of which the homeowner will be entitled to cancel this agreement.

The holiday stay rental begins at check in; between 15h and 21h on the check-in date; and ends at 11h on the check-out date both of which are stipulated on the ‘Booking Confirmation.

Smoking including e-cigarettes is permitted only in the strict outside areas designated.

A deposit of €500 is due upon booking for the Home and €300 for the Apartment by payment of the deposit paid by bank transfer by doing this you agree to abide by this agreement. A refundable security deposit of €1.000 for the Home and €500 for the Apartment is also required to be paid with the balance and this will be refunded within 3-days of the check-out date via bank transfer, provided no deductions are made due to:
1. Damage (other than fair wear and tear) caused to the property or furnishings.


2. Any requirement for excessive cleaning or lost or stolen items;
The rental party shall inform the homeowner as soon as reasonably possible of any damage or irregularity so that the same may be replaced and or rectified as soon as reasonably possible in order to minimise any disruption to the rental parties, or any other guests.

An inventory and checking in list will be done and signed by all party and again on leaving.

The rental party shall allow the homeowner access to the property for purposes of repair, inspection or emergency. The homeowner shall exercise this right of access in a reasonable manner by giving at least 24-hours notice (unless in case of emergency or great concern).

Payment in full of the balance stipulated on the ‘Booking Confirmation’ shall be due and paid at least 8-weeks before the check-in date for the Home / Apartment and should be by bank transfer to the details stipulated on the ‘Booking Confirmation.

If the rental party wish to cancel the following deductions apply from moneys paid, up to 4 weeks before arrival 25% 3 weeks before 50% and within 2 weeks 100%

We strongly advise the rental party to purchase travel insurance in case of unforeseen circumstances, accidents or other issues that may prohibit rental party from traveling or fulfilling the terms of this agreement.

Step 2 – Go to the Contact page and complete the form for the Home / Apartment and dates you’re interested in.
Step 3 – We will then send you an email, asking you to complete our booking form and pay a booking deposit.

Booking deposit
A deposit of €500 or €300 is required at the time of booking Debit or Credit card accepted also. The balance is due 8 weeks before check-in date.


Security deposit


A refundable security deposit of €1.000 for the Home and €500 for the Apartment is payable with the balance and will be held for up to 3 days beyond your departure date and will be refunded in full provided we are satisfied no fittings, furniture or fixtures have been damaged or removed and no unreasonable cleaning is necessary.

Payment
We accept payment by bank transfer or Debit / Credit card.

What’s included
Our prices cover all heating, electricity, bedding and linen, tea towels and a welcome pack.

Tourist tax
The prices shown are inclusive of a compulsory tourist tax fixed at €1.50 per person per night.

Changeover day
Our changeover days are flexible.

Cancellations
Notice of cancellation, in writing, must be received not less than 8 weeks before the start of the rental period. If a cancellation is received in writing less than 8 weeks prior to the rental period no refund will be made.
YOU ARE STRONGLY ADVISED TO TAKE OUT HOLIDAY INSURANCE WHICH INCLUDES CANCELLATION COVER.

Our property is unsuitable for young children, so we can only take bookings for guests over 21 years of age and do not accept pets. We also respectfully ask you to observe a no-smoking policy within the Home and Apartment.
